Growth in Overnight Stays in Non-Hotel Accommodations: Apartments and Campgrounds Set the Trend in November

In November, there was an increase in overnight stays in tourist accommodations other than hotels, with apartments and campsites standing out as the most popular in this trend.

The tourism field, in addition to conventional hotels, continues to experience uneven growth, driven by demand from the international market, while a slight decrease in the number of domestic tourists is observed. According to the report "Survey of occupancy in extra-hotel tourist accommodation", published by the National Statistics Institute (INE) in November 2025, the extra-hotel supply saw an increase of 3.6% in overnight stays, exceeding seven million.

While apartments and campsites are driving growth, rural tourism and lodges had a more difficult year-end, experiencing notable declines in demand.

Overall momentum keeps the balance in equilibrium. Preliminary figures for November show a clear difference depending on the origin of tourists.

- Non-resident stays increased by 5.7%.

- On the other hand, the domestic market showed some weakness, registering a 0.7% decline.

The average length of stay worldwide was 4.2 nights per traveler.

Tourist apartments: a booming industry

Apartments are establishing themselves as the most popular option in terms of extra-hotel supply, registering a 7.9% increase in overnight stays. This growth spans all groups, with both residents (+5.9%) and international tourists (+8.5%) choosing this type of accommodation.

- Occupancy and markets: 34.7% of available nights were occupied, rising to 38.5% on weekends. The United Kingdom continues to be the leading issuer, accounting for nearly 28% of total nights booked.

- Main destinations: The Canary Islands are once again consolidating their position as the center of tourism demand, registering more than 2.3 million room nights and achieving an impressive occupancy rate of 85.3%. Within the archipelago, towns such as San Bartolomé de Tirajana and Mogán stand out for their high level of activity.

Campgrounds: German strength and leadership

The campsites sector continues on a favorable trajectory, registering a slight increase of 1.5% in total overnight stays. Similar to what occurred in apartments, the increase from the international market (+3.2%) offset the decrease in the domestic market (-1.8%).

In this context, Germany is positioned as the largest issuer of tourists, representing 38.3% of the stays of non-resident visitors. The Valencian Community stands out as the preferred place, especially the Costa Blanca, where occupancy reached almost 81.2%, with Benidorm being the city with the highest number of overnight stays.

Decline in rural tourism and lodges

November's analysis is not all encouraging data. Rural tourism registered a drop of 8.3%, with a particularly notable 19% decline in international tourism. Although Castilla y León continues to be the place with the highest number of overnight stays, it has suffered a fall of 18% compared to the previous year.

Hostels experienced the largest decline in the sector, with a 10.9% drop, due to a 14.9% reduction in the number of residents. However, the Community of Madrid managed to remain the favorite destination for this type of accommodation.

Prices continue to rise

Regardless of the level of occupancy, accommodation prices continue to increase. The Rural Tourism Price Index increased the most, by 7.1%, followed by campgrounds, up by 2.1%, and tourist apartments, up by 1.1%.

In summary, the non-hotel sector presents two different rhythms. On the one hand, beach destinations and international tourism are favoring apartments and campsites to end the year positively. On the other hand, inland tourism and more affordable alternatives, such as hostels, are going through a period of adjustment in demand.
